The practice
You have found the house. What follows is the part most people underestimate — the surveys, the drawings, the approvals, and the steady run of decisions that turn a property into somewhere you actually want to be.
Lapunne takes on the whole of it. Architecture, interiors and delivery are held under one vision by one point of contact, so the decisions that reach you are the ones worth your attention, and the rest are resolved before they become your problem.
Most of our work sits within an easy drive of the studio — the villages around Woburn and Ampthill, the older houses of Berkhamsted and Knebworth — close enough that being on site is routine rather than an event. We take on a small number of projects each year, because that is what this way of working requires.
Ready by Completion
Start designing before you own the keys.
For most people completion day is the starting gun. Only then does the survey get booked, the drawings begin, the approvals get filed and the long-lead items get ordered — and the house sits waiting while all of it happens in sequence.
It does not have to run that way. Once an offer is accepted and access can be arranged, the survey, the design, the planning application and the procurement can run alongside the legal process instead of behind it. By the time the keys change hands, the design is resolved, a contractor is appointed and the long-lead items are specified.
The approach depends on access being arranged and on the purchase completing. Legal timescales remain outside anyone’s control, ours included.
